Plumbing in the San Fernando Valley
Much of the San Fernando Valley was built in the years after World War II, and many of those homes still have their original plumbing: galvanized steel water lines that rust from the inside, cast-iron drains and clay sewer lines. Low water pressure, slow drains and sewer backups are some of the most common calls across the Valley.
Many Valley homes also sit on concrete slabs, so a leaking pipe under the floor can go unnoticed until the water bill jumps or a warm spot shows up on the floor. Hard water, tree roots in sewer lines and earthquake readiness are other local issues, and hillside neighborhoods from Tarzana and Woodland Hills to Porter Ranch add high water pressure on lower streets and long sewer lines.
Most of the Valley is part of the City of Los Angeles, where LADWP supplies the water and LADBS issues plumbing permits. Burbank and San Fernando run their own water systems and building departments, and so do Glendale and Pasadena.
