Slab leak detection and repair in Los Angeles

Many LA homes sit on a concrete slab with water lines running underneath. When one of those lines leaks, water soaks into the ground under your floor, often for months before anyone notices.

What needs fixing?

Why slab leaks happen

The water lines under a slab are usually copper. Over time they can corrode, wear thin where they rub against concrete or gravel, or crack as the ground shifts. High water pressure speeds all of this up.

Hot water lines leak most often, because heat and constant expansion wear the pipe faster. That’s why a warm spot on the floor is one of the clearest signs.

A high water billWith no change in how much water you use.
Running water soundsYou hear water with everything turned off.
Damp flooringWet carpet, cupping wood or loose tiles.
Low water pressureWater escaping before it reaches your faucets.
A heater that never restsIt keeps running to replace leaking hot water.

Spot repair or reroute?

Both fix the leak. The right choice depends on your pipes.

A spot repair makes sense when

  • It’s the first leak in that line
  • The rest of the pipe is in good shape
  • The leak is easy to reach under the floor

A reroute makes sense when

  • The line has leaked before
  • The pipes are old or thin
  • The leak is under tile, hardwood or cabinets

How we fix slab leaks

Once the leak is pinpointed, there are three main options. We recommend one based on the age and condition of your pipes.

  • Spot repair: open the floor right at the leak and repair that section.
  • Reroute: run a new line through the walls or attic and shut off the leaking one.
  • Repipe: replace the water lines if they’re failing in several places.

What affects the price

You get a written price before any work starts. These are the things that move it.

Repair methodA spot repair, a reroute and a repipe are very different jobs.
FlooringTile and hardwood take more care to open and restore.
Hot or cold lineHot lines fail more often and are often rerouted.

Slab leak repair questions

Is a slab leak an emergency?

It won’t fix itself, and it gets more expensive the longer it runs. If it’s a hot water line or water is showing up inside, shut off the water and call us.

Will you break up my whole floor?

No. We pinpoint the leak first. A spot repair needs one opening, and a reroute often avoids the floor entirely.

Does homeowners insurance cover slab leaks?

Many policies cover the water damage and the cost of reaching the leak, but not always the pipe repair itself. Check your policy and take photos.

Why do slab leaks happen?

Corrosion in older copper lines, pipes rubbing against concrete, high water pressure and ground movement.
